Attic lofts are proven to give that extra resale appeal to your house. But just because your house has an attic does not automatically mean it has sales appeal. Residential value depends on unique building techniques. And more often than not, these building techniques start with the structure of the roof itself.</p>
<p>If you want to upgrade your attic loft, the roof must be given priority.  Attics with high roofs are a knock out to buyers because these roofs facilitate better ventilation and brighter lighting system. </p>
<p>Unfortunately, the common low-slope, truss-framed roofs cannot be converted into any kind of successful attic loft. If your house is designed this way, you should realize that you have to totally change your roof design to attain the desired high roof advantage. </p>

<p>Lofts come in various forms and sizes.<br />
1)	Bi-level, New York style artists lofts – These lofts are characterized by very high ceilings. The bedrooms are elevated and there are no built in walls. Common examples of this type of lofts are those seen in movies as bachelor pads. New York style artists lofts actually started the concept of modern loft living. </p>
<p>2)	Industrial lofts – These  are actually warehouses refurbished into lofts. But there are industrial lofts that are constructed as new structures. Often, these lofts have high exposed ceilings and huge windows. However they have no walls inside and the bedrooms are not lofted.</p>
<p>3 ) Loft-type units – Typically found in multi-family housing units, these lofts are usually situated in accessible locations such as urban or suburban town center areas. Although they are not mostly found in the heart of bustling cities, they are neither isolated nor hidden in hardly accessible neighborhood. </p>

Just choose bedspreads, throws, and shams that come in a mixture of different patterns and colors, making sure that they’re not too heavy and bulky.  A good tip to remember is having a neutral-colored bedspread and more colorful blankets and sheets. These can be accented with pillows in contrasting bold colors and bold.</p>

<p>One design problem for lofts is the space.  How can one make do with what space one has? </p>
<p>Instead of assigning room functions by placing dividers and bulky furniture, you may instead use area rugs to separate living areas. They not only do the job but they also warm up bare floors and reduce noise. An arresting carpet can function as a great focal point for a room so you won&#8217;t have to clutter the space with other furnishings. </p>
<p>For those who do not care about taking a more drastic solution, large open windows can be an answer to problems. You may remodel your lofts and have larger windows installed to bring the view of the outside inside your room and in turn create an illusion of space.  </p>
<p>If you already have large windows, then make use of them. Avoid obscuring the view with busy and heavy window treatments. Simple sheer panels will be able to let the light in. For a little more privacy, you can buy those floor-to-ceiling drapes just make sure that they are in a solid color.  </p>

When people mention the word loft, the first thing that may come to mind is a cramped studio type of living space with no divides and  where the kitchen, dining and living area are just a couple of steps away from each other.  But unfortunately, the idea of loft living is sometimes taken wrongly. True, most loft spaces are small, but they are not necessarily cramped. It all depends on how well the plan and design of the room is laid out.</p>
<p>To answer the occupant’s need for more space, every square inch should be designed for a particular purpose and function. A dark, sharp angled corner for instance can be transformed into a beautiful and functional storage nook. All you have to do is put a cabinet or a shelf where you can stack your old CD’s or photo albums. A lamp can likewise be installed to provide a soothing and subdued lighting effect to the entire area. </p>

<p>Forget over-stuffed sofa and chairs and try to go for furniture with simple and clean lines. Use tables with clear glass for extra surface space while de-emphasizing clutter. You can also arrange existing furniture so that they don&#8217;t block views to doors and windows. Doing so would minimize the feel of smallness.  </p>
<p>A warm clutter-free wall can also give an illusion of more space. Paint a single wall with a warm solid color such as berry and wine.  Put up one or two striking well-proportioned wall pieces instead of small art pieces that can only clutter your wall. </p>
<p>You can also use plants as the focus of your room. You can use tall narrow plants like bamboos stems anchored by rocks in a large terracotta pot.</p>
